Wellingborough Medical Group - Isebrook Hospital Site, Wellingborough

When looking to expand its range of services, the Wellingborough Medical Group knew that it would need to look for new premises. Its current Gold Street site had reached capacity, limiting any expansion in patient numbers and preventing the Group’s ability to offer an increased range of health services.

The Group, which currently comprises three GP practices, decided to relocate to a major new purpose built primary care facility which is being developed on part of the Isebrook Hospital site at Irthlingborough Road in Wellingborough.

The building of approx 2,200 sq.m. will allow the Group to provide consulting, treatment and supporting medical services to the highest possible standard using the latest equipment and technology. Serving some 20,000 thousand patients in the local area, the site will also include a minor operations unit and a pharmacy, bringing a wide range of health services together under one roof.

Legal contracts have been completed and detailed planning consent for the scheme has been granted. Construction commenced at Easter 2010 with the project expected to reach completion in October 2011.

Dr Johnny McMahon of the Wellingborough Medical Group, said, “We’ve known for some time that we would need to move to new premises but it has been a long and complex journey to get to this point. Our current premises are outdated and prevent us from working as efficiently as we would like.”

The Group has a long standing relationship with Neil Mason Associates, having worked together on several projects over the years. On this project, Neil Mason Associates acted for the Group in its negotiations with the Northamptonshire Primary Care Trust to acquire the site. Neil Mason Associates also carried out the necessary financial appraisals and negotiations to secure funding for the project under the Doctors Rent and Rates scheme.

The development is being undertaken by Assura Properties plc. Lamb & Holmes Solicitors of Corby and Weston Allison Wright Building Surveyors also advised the Group.
