Over the past few months, we’ve seen a considerable upturn in the number of enquiries with genuine intentions for both business and retail space. The changes across Northampton town centre are providing a substantial confidence boost, both for local businesses looking to expand and for those looking at Northampton as a new location.

The station redevelopment, the opening of the Innovation Centre and the plans for the nearby offices, the commitment to develop new offices for the County Council, the St John’s Halls of Residence and the new Premier Inn in the Cultural Quarter have all contributed to giving the town a new sense of energy and purpose.

Certainly that sense of optimism is showing quite clearly in the enquiries we are receiving. We’ve recently been instructed by the NHS to dispose of Harborough Lodge, the former renal unit on the Harborough Road to the north of the town. Located in a mixed business and residential area, the 4,415 sq ft building offers a variety of uses including potential for residential development subject to the necessary consents. Despite it being prime holiday season, viewings are brisk.

The smaller business and retail units have also been moving quickly with new lettings to AB Cables Ltd, Precision Signs Ltd and Union Foods Ltd at Stafford Place in Moulton Park. The letting of Overstone Road to artisan bakery Good Loaf and the letting of Home Farm, the Grade II listed offices in Little Billing to a nursery operator, show that good properties in the right area are going very quickly.
