This GP client leases part of its surgery premises to a dental practice. The GP surgery contacted Neil Mason Associates as the Rent Review on the premises was approaching.

Neil Mason Associates analysed the current rent and the terms of the lease and, based on extensive knowledge of similar premises in the local area, advised the client to negotiate an increase in rent with the tenant.

Neil Mason Associates dealt with the client’s solicitor to ensure the relevant notices were issued in the correct manner and handled all negotiations.

Negotiations with the tenant and its agent resulted in a new rental figure being agreed, which represented an 15% increase in the rent on this unit.

Whilst carrying out negotiations, the team was mindful that the relationship between the GP surgery and the dental practice was not as simple as landlord and tenant.

As both parties occupy the same premises and share a similar client base, it was vital to ensure that all negotiations were handled in a sensitive manner to avoid any damage to the ongoing business relationship.
