Student accommodation refurbishment completed in short timescale
Our client, a small property investment company, owns a block of 5 student houses each accommodating 8 students in the centre of Nottingham (HMO - House in Multiple Occupation). The kitchens within the flats were 7/8 years old, were tired and worn through. The client wanted to upgrade all 5 kitchens not just from a fabric point of view but also to ensure compliance with updated HMO regulations.
The project needed to be completed within an extremely tight deadline during August, the one month that the students would not be in occupation. There was no room for manoeuvre on the timescales as the new tenancies commenced on 1st September.
With careful project management both before and during the project, five large kitchens were stripped, retiled and refitted with new wall and floor units, ovens and extractor hoods. Floors were cleaned and the rooms redecorated all within 4 weeks, completing the project on time and on budget.
The management company, the landlord and the incoming tenants were all delighted with the results. No further work will be required for the next 7 years.
