Negotiations save client over 50% of initial claim

Our client, Globetrekker Outdoor Kit Ltd, occupied a warehousing unit on a large industrial estate in Luton. The client wanted to vacate the building and had consequently exercised a break clause within the lease. The landlord then served our client with a Schedule of Dilapidations totalling £108,000.

Neil Mason Associates analysed the lease to get a full understanding of the break clause and a fully qualified RICS Building Surveyor inspected the building with the Schedule of Dilapidations to identify areas where costs could be negotiated to a more reasonable level.

Due to the nature of the break clause, we advised the client that full financial settlement would be the best option. Through detailed and lengthy negotiations with the landlord, we agreed a full and final settlement with the landlord of £50,000.

The client was delighted with the result of our negotiations as this represented a saving of over 50% of the initial claim.
